A properly installed roof can reduce your utility bills. Many roof companies talk about ridge vents and insulation, but Countrywide Construction goes a step further. We know that soffit vents with ridge vents are key to promote proper air circulation within the attic of your home. We highly recommend soffit and ridge vents. If proper roof ventilation is not provided, Louisiana heat can wreak havoc on a roof and attic with temperatures rising to 175 degrees. The only way to combat these problems is with a balanced ventilation system which will keep your roof sound and your interior comfortable.

For attic ventilation to be effective, you must have equal intake and exhaust vents. Therefore, for every soffit vent installed a ridge vent will also need to be installed. The soffit vents allow cool fresh air into your attic while the ridge vents exhaust the hot air.

Not all leaky roofs need to be replaced. If roof repair will solve your troubles Countrywide will tell you and help you to locate a qualified roof repair contractor. The most common locations for leaks are:

• Chimney flashing

A qualified repair man should locate the cause of your leak and be able to explain in detail the proper course for repair.

The average life of a roof is 12-15 years depending on quality of shingles and installation. Trees, leaves and debris can shorten the life of your roof. Roof repairs by a qualified repair man can be simple and relatively inexpensive.

Ventilation:

A well ventilated attic will function much like a big shade tree. Generally speaking there should be one square foot of unobstructed ventilation area for every 300 square feet of ceiling space. For example, a 1500 sq. ft house requires a minimum of 5 sq. ft of unobstructed ventilation area (min. 10 sq. ft. of screened vent area). This would likely be accomplished with 5 (1 sq ft) roof vents (or a larger number of smaller vents) and in most new homes, a continuous vented soffit covering.

To determine whether or not your attic is adequately ventilated, first survey the number of roof vents. Then lift the access hatch inside the house (usually found in a closet or hallway ceiling). If the attic temperature is extremely high, especially on a cooler day, this means heat-loaded air is not being sufficiently vented. Also, you may notice a rush of air entering up through the access hatch. This means you might have enough roof vents, but not enough soffit (or gable) vents. The relative heights of roof versus gable vents will also be a determining factor. The higher the roof vents are above the gable vents, the more effectively the attic will ventilate.
